Typically, the buyer pays for the initial pest inspection as part of the
closing costs. The seller pays for any repair work, unless both parties negotiate
a different arrangement before opening escrow and make that clear in the purchase
agreement.
If you are a motivated seller, you may consider having your home inspected
and treated to show the buyer that this matter has been covered. It can reduce the
buyer’s closing costs by several hundred dollars.
